Buying, Renting & Investment

Which Hilton Head Island communities allow short-term rentals?+

Sea Pines and Palmetto Dunes are two of the island's strongest short-term rental markets — both built with a resort framework that supports high-performing vacation rentals, which is why they draw investors and second-home owners alongside primary residents. They're by no means the only options, though. Gated Shipyard also performs well, as do the island's beach-oriented areas like Forest Beach, Folly Field, Singleton Beach, Burkes Beach, and Bradley Beach. The right community really depends on your budget, location, and rental goals.

Which Hilton Head communities do not allow short-term rentals?+

Many of the island's most sought-after residential communities restrict or prohibit short-term rentals, including Wexford, Hilton Head Plantation, Indigo Run, Port Royal, Palmetto Hall, Windmill Harbour, Long Cove, Spanish Wells, and Leamington (the private residential section of Palmetto Dunes). Numerous smaller gated and non-gated neighborhoods across the island are residential-only as well. These communities appeal to buyers who want an established, quiet neighborhood without vacation turnover.

Are short-term rentals allowed in Bluffton?+

Yes — Old Town (Downtown) Bluffton is generally a strong short-term rental area, popular for its historic character, walkable dining, and riverfront setting along the May River. A handful of specific pockets within Old Town don't permit short-term rentals, so it's important to confirm the rules for a particular street or property before you buy.

Can I buy in Palmetto Dunes without the vacation-rental turnover?+

Yes — Leamington is the gated residential enclave within Palmetto Dunes where short-term rentals are not permitted. It shares the resort's beaches, lagoon system, and Arthur Hills golf course, but keeps the quiet, owner-occupied feel of a private neighborhood.

What are the best gated communities for a rental investment or income-producing second home?+

Among gated communities, Palmetto Dunes and Sea Pines are the top choices for income-producing property. Palmetto Dunes is especially popular with investors for its immersive resort atmosphere and lagoon-front inventory, while Sea Pines pairs strong rental demand with the island's most recognized brand and Harbour Town amenities. Beyond the gates, the island's non-gated beach areas — such as Forest Beach, Singleton Beach, and Burkes Beach — are also strong short-term rental performers.

Costs, Taxes & Ownership

How are property taxes calculated on Hilton Head, and is a second home taxed differently?+

Yes — South Carolina uses a dual assessment ratio, and the difference is significant. A primary, owner-occupied residence (your "legal residence") is assessed at 4% of its value, while a second home, vacation home, or investment property is assessed at 6%. As a rough rule of thumb in Beaufort County, that works out to roughly 0.5%–0.75% of the purchase price per year for a primary residence, and roughly 1.4%–1.8% for a second home or investment property. (The exact figure depends on the appraised value, the local millage rate, and any exemptions; Beaufort County reassesses values every five years.) To get the 4% rate you must apply for the Legal Residence exemption through the county — otherwise the property defaults to 6% — so most Hilton Head buyers should budget at the higher ratio. You can estimate a specific bill with the Beaufort County tax calculator, and we're always glad to run the numbers on a particular property for you.

What is a regime fee?+

"Regime fee" is South Carolina's term — from the state's Horizontal Property Act — for the association dues paid by condominium and villa owners. It works just like an HOA or condo fee elsewhere, funding shared costs such as building maintenance and insurance (often including flood and wind), water and sewer, landscaping, pools, pest control, trash, management, and reserves for major future repairs. Worth knowing: "villa" is local Hilton Head marketing language for what is usually, legally, a condominium, and some properties carry both a community-wide POA fee and a separate regime or HOA fee for their building or neighborhood.

What taxes and permits apply to short-term rentals on Hilton Head?+

There are two layers to know: the Town's rules and your community's. The Town of Hilton Head Island requires a Short-Term Rental Permit for each home rented for fewer than 30 days, along with a Town business license; condominiums and villas are exempt from the permit itself but still need the license. Rentals of fewer than 90 days must collect roughly 11% in combined state and local lodging taxes — made up of state sales and accommodations taxes, the Town's accommodations tax and beach-preservation fee, and the county's green-space tax (some booking platforms collect the local tax for you, and some don't). On top of the Town's rules, many communities set their own — and several prohibit short-term rentals outright — so always check both. Tax rates and rental rules change periodically, so confirm the current figures with the Town and your tax professional before you count on them. We help buyers evaluate the full rental picture — including trusted local property managers — before they commit.

Lifestyle & Amenities

How do I get to the beach on Hilton Head Island?+

Every beach on Hilton Head is public from the water to the high-tide line — what varies is how you reach the sand. Many oceanfront communities, such as Sea Pines, Palmetto Dunes, and Port Royal, have their own private or community beach access for residents and guests. From a non-oceanfront community, you reach the beach through the Town of Hilton Head's public beach parks — including Coligny Beach Park, Alder Lane, Driessen Beach Park, Folly Field Beach Park, and Burkes Beach — most just a short drive away. Islanders Beach Park, a residents-only park, is currently undergoing renovation and is scheduled to reopen in May 2027.

Town of Hilton Head residents and property owners can apply for a free resident beach-parking permit for up to two vehicles, which allows free parking at the Town's beach lots; visitors pay the posted parking fees. We're glad to walk you through the closest beach access and parking for any community you're considering, and can provide a map.

Which Hilton Head communities allow golf carts on the streets?+

This is rare on the island, which makes Leamington notable — golf carts are welcome on its streets, so residents can ride around the neighborhood to the beach and nearby shopping. In Bluffton, cart-friendly living is more common, with Sun City Hilton Head built around golf-cart access to its shops and amenities.

What are the most private, gated communities on Hilton Head Island?+

Wexford, Indigo Run, Port Royal, and Leamington are among the most private residential enclaves on the island, each gated and geared toward full-time and second-home owners rather than vacation traffic. Wexford is fully private with its own lock-controlled harbor, Indigo Run centers on two golf clubs, Port Royal offers larger lots and a single gated entrance, and Leamington brings gated calm to Palmetto Dunes.

Do you know the private and gated golf communities?+

Yes — this is one of our specialties, and there's an important distinction to understand. In a handful of communities, buying a property makes you an automatic golf member — the membership comes with the home, along with a one-time initiation or capital-contribution fee (these generally range from about $75,000 to $165,000) plus annual dues. Those mandatory-membership communities are Wexford, Long Cove, Belfair, Colleton River, and Berkeley Hall. In many other Hilton Head and Bluffton communities, you can live there and choose whether to join the private club — including, but not limited to, Sea Pines Country Club, The Golf Club at Indigo Run, Hampton Hall, Moss Creek, May River in Palmetto Bluff and the newly opened Anson Point at Palmetto Bluff. Beyond those, there are semi-private, public, and resort courses within many communities — plenty of golf is available in the Lowcountry, and we'll help you understand the lifestyle options that best fit your overall needs.

Which communities are best for boaters?+

Two Hilton Head communities stand out for serious boaters, both built around rare lock-controlled harbors that hold the water level steady regardless of the tide. Windmill Harbour is home to the South Carolina Yacht Club and a large private marina with abundant slips, while Wexford centers on its own 37-acre lock-controlled inland harbor, letting residents keep a boat just steps from home. Beyond those two, Hilton Head Plantation and Moss Creek both offer marinas, Palmetto Bluff sits along the May River, and Hampton Lake is built around a 227-acre navigable freshwater lake that's perfect for fishing and pontoon-boat cruising at sunset.

Are there 55+ or active-adult communities near Hilton Head?+

Yes — there are four. Sun City Hilton Head, in the greater Bluffton/Okatie area, is the largest and most established: one of the nation's premier 55+ communities, built for a turnkey resort lifestyle with championship golf, multiple fitness centers, pools, and hundreds of special-interest clubs. Beyond Sun City, Latitude Margaritaville, The Haven at New Riverside, and Four Seasons offer newer active-adult options across the Bluffton and Hardeeville area — each with its own amenities, price points, and personality.

Which communities have equestrian facilities?+

Several communities cater to riders and horse owners. On the island, Sea Pines is home to Lawton Stables within its Forest Preserve. Across Bluffton and Okatie, Moss Creek is known for its equestrian center, Palmetto Bluff offers equestrian facilities within its 20,000-acre setting, and Rose Dhu Creek Plantation, Rose Hill, and Oldfield are all built around dedicated equestrian centers.

Choosing the Right Community

Which communities are best for full-time residents rather than vacationers?+

If you want a true neighborhood feel, Hilton Head Plantation, Wexford, Indigo Run, Port Royal, and Leamington are all geared toward full-time and second-home owners, with short-term rentals restricted or prohibited. In Bluffton, Hampton Hall, Hampton Lake, Moss Creek, and Colleton River offer the same residential, community-first atmosphere.

What schools serve the Hilton Head Island and Bluffton area?+

Public schools across Hilton Head Island, Bluffton, and Okatie are part of the Beaufort County School District. Families can look up attendance zones, enrollment, and school report cards through the district, and compare ratings through independent sources like the South Carolina Department of Education and GreatSchools.org.

Public schools — Hilton Head Island: Hilton Head Island Early Childhood Center, Hilton Head Island Elementary School, Hilton Head Island School for the Creative Arts, Hilton Head Island Middle School, and Hilton Head Island High School.

Public schools — Bluffton & Okatie: Bluffton Elementary, Michael C. Riley Elementary, Okatie Elementary, Pritchardville Elementary, Red Cedar Elementary, River Ridge Academy (PK–8), Bluffton Middle, H.E. McCracken Middle, Bluffton High, and May River High.

Private & independent schools — Hilton Head Island: Hilton Head Preparatory School, Heritage Academy, Sea Pines Montessori Academy, and St. Francis Catholic School.

Private & independent schools — Bluffton: Cross Schools, Hilton Head Christian Academy, St. Gregory the Great Catholic School, and May River Montessori.

Tell us the schools, programs, or attendance zones that matter to you, and we'll help you sort through the options.

Where are the ultra-luxury estates on Hilton Head and in Bluffton?+

Ultra-luxury here isn't limited to one or two communities — it clusters around a few premier settings, so the right fit depends on whether you're drawn to the ocean, deep water, or a private-club lifestyle.

On the island, oceanfront luxury homes are found in Sea Pines, Palmetto Dunes, and Port Royal. For deep-water, dockable living, Spanish Wells offers premier waterfront, and in Sea Pines the North and South Calibogue Cay areas offer the same — large homesites with private docks, impressive homes, pools, and a real sense of privacy. Wexford, built around its own lock-controlled harbor, also anchors the island's private club-estate luxury.

In Bluffton, the highest-end estates center on Berkeley Hall, Colleton River, and Palmetto Bluff — private waterfront and golf communities along the May River and Lowcountry marshes, with Palmetto Bluff set apart by its vast scale and conservation-protected landscape.

Because ultra-luxury spans so many communities and settings, the best starting point is a quick conversation about the lifestyle you want — then we'll map the communities that fit.

Should I buy on Hilton Head Island or in Bluffton?+

It comes down to the lifestyle you're after. The island puts you on the beach with resort amenities and the strongest vacation-rental demand, while Bluffton draws buyers with newer construction, more space, and quick access to Old Town Bluffton and Savannah. Many buyers who want easy beach days alongside a residential, less resort-driven setting land in a gateway community like Moss Creek, just over the bridge.

What's the difference between Sea Pines and Palmetto Dunes?+

Both are premier resort communities with strong rental markets, but they have different personalities. Sea Pines is the larger of the two — 5,000 acres spanning the island's entire southern tip, heavily canopied with live oaks and pines, and home to Harbour Town, the Forest Preserve, and the island's most recognized name. Palmetto Dunes is smaller and mid-island, built around three miles of wide beach and an extraordinary 11-mile lagoon system that's perfect for kayaking and cruising by small electric boat.

What's the difference between Palmetto Bluff and Colleton River?+

Both are ultra-luxury Bluffton communities, but they differ in scale and character. Palmetto Bluff is vast and meticulously planned — 20,000 acres along the May River, with 32 miles of shoreline and land protected by the Palmetto Bluff Conservancy, built around pristine, walkable Lowcountry villages and a deep sense of privacy. The Montage resort sits on the property, but residents are drawn by the preservation, scale, and exclusivity rather than the hotel itself. Colleton River is more intimate — an exclusive private peninsula surrounded by water on three sides, globally known for its Nicklaus and Dye golf and its discerning residential membership.

Which Bluffton community is closest to Hilton Head Island?+

Moss Creek sits just before the bridge to the island, giving residents the best of both worlds — a short drive to the island's beaches in one direction and to Old Town Bluffton's restaurants and shops in the other. It's a favorite for buyers who want easy island access and the quiet of a private, nature-immersed community.

Which communities offer the most privacy and least resort traffic on the Island?+

Wexford, Hilton Head Plantation, Indigo Run, Spanish Wells, Palmetto Hall, Long Cove, and Leamington are among the most private and quietest options, each restricting short-term rentals and prioritizing security and residential calm. These are the communities to consider if you want a peaceful, established neighborhood rather than a resort atmosphere — and we're glad to share full details on any of them, including communities without a profile page here yet.

What makes Hilton Head Island a good place to own?+

World-class beaches, championship golf, boating, miles of biking trails, and a strong vacation-rental market make Hilton Head one of the Southeast's most desirable coastal destinations — for full-time living, second homes, and investment alike.
